From over 1350 companies in the Emerging Trends in Real Estate 2021 survey, 42.3% agreed and 52% strongly agreed that in the future, more companies will choose to allow employees to work remotely, at least part of the time.

Furthermore, 63% of survey respondents said that to meet social distancing requirements, office tenants will require more square feet per worker compared to pre-COVID.

Moreover, 42.7% said that businesses will move away from higher density areas.

BIG CHANGE #2

Closing down of brick-and-mortar retailers (a shift to online retailing).

Retail stores were, in fact, already showing signs of despair before the pandemic; the pandemic has just accelerated the downward trend.

For example, MoneySense reports that a record 9,500 retail stores went out of business in 2019.

As of the end of 2020, as many as 25,000 retail stores have shut down permanently.

That’s more than a DOUBLING of retail stores shutting down from one year to the next.

Examples of retailers that are permanently closing stores in 2020 include:

GNC – a vitamins and supplements retailer since 1935 is closing down 800 to 1,200 of its stores.

Pier 1 Imports – a home furnishings retailer is closing more than half of its 900 stores.

AT&T is closing up to 250 of its retail stores in 2020.

The trend is there for all to see. And we will undoubtedly see more and more empty retail premises long after a vaccine “saves the day”.
